Loss of parking due to condemnation of part of the property makes it difficult for businesses to continue operating, and the loss of value goes beyond the value of the land that was taken. Therefore, you may be eligible for payment from the government for this loss of value. This loss of land use also decreases the value of your property, therefore you should be compensated for this as well.
